Your full property home inspection will provide you with an inclusive written inspection report which covers the essential systems and structural components of the property's major visible, structural, and mechanical systems. A partial listing of the specific items examined in your complete property home inspection are listed below.
Inspection time is two -three hours depending on the size, age and general condition of the property.
It is highly recommend that you are present for the inspection, but it is not necessary. By accompanying us on the inspection you will learn a great deal about the property and its components. Following the inspection we will take you through each system and explain any issues discovered. We encourage you to ask questions.
A real estate home inspection includes the readily accessible systems and components or a representative number of similar components. Inspections shall apply to the primary building and its associated primary parking structure. During a property inspection, items inspected will include but are not limited to:
ALL Pre-Listing and Pre-Purchase Home Inspections include a written report prepared and issued by an IL. licensed Home Inspector. The report will at-a-minimum cover the following systems as outlined in the Illinois Standards of Practice and Business Requirements:
- Structural Systems and Foundation:
Inspect the structural components including the exposed areas of the foundation and framing. Describe the foundation and report the methods used to inspect the underfloor crawlspace. Inspect the buildings floors, walls, ceilings, roofing members, structure and report the methods used to inspect the attic.
- Exterior:
Inspect the exterior wall covering, flashings, trim, all exterior doors, attached decks, balconies, stoops, steps, porches and their associated railings, the eaves, soffits, fascias, the walkways, patios and driveways leading to dwelling entrances, the vegetation, grading, surface drainage and retaining walls on the property when any of these are likely to adversely affect the building. Describe the exterior wall covering.
- Roof:
Inspect the roof covering, roof drainage system/gutters, downspouts, the flashings, the skylights, chimneys and other roof penetrations. Describe the roof covering and report the methods used to inspect the roof.
- Plumbing:
Describe the interior water supply and distribution system including all fixtures and faucets, the drain, waste and venting system including all fixtures, the water heating equipment, the vent systems, flues and chimneys, the fuel storage and fuel distribution systems, the drainage sumps, sump pumps, ejector pumps and related piping and the location of the main water and main fuel shut-off valves.
- Electical System:
Inspect the service drop, service entrance conductors, cables, receways, service equipment and main disconnects, service grounding, interior components of service panels and sub-panels, over-current protection devices (fuses/circuit breakers), inside wiring conductors, installed lighting fixtures, switches and receptacles, ground-fault circuit interrupters (GFCI's) and arc-fault circuit interrupters (AFCI's). Describe the service amperage and voltage rating, the location of the main disconnects and sub-panels and the wiring methods. Report on the presence of solid conductor aluminum branch circuit wiring and on the absence of smoke detectors.
- Heating System:
Inspect the installed heating equipment, the vent systems, flues and chimneys. Describe the energy source and the heating method by its' distinguishing characteristics.
- Cooling System:
Inspect the central and through-wall cooling equipment. Describe the energy source and the cooling method by its' distinguishing characteristics.
- Interiors:
Inspect the walls, ceilings and floors, the steps, stairways and railings, the countertops, installed cabinets, doors and windows, garage doors, garage door operators and garage door safety sensore.
- Insulation and Ventilation:
Inspect the insulation and vapor retarders in unfinished spaces, the ventilation of attics and foundation areas, the mechanical ventilation systems. Describe the insulation and vapor retarders in unfinished spaces and the absence of insulation in unfinished spaces at conditioned surfaces.
- Fireplaces and Solid Fuel Buring Appliances:
Inspect the system components, fireplace door, damper and hearth, the vent systems, flues and chimneys. Describe the fireplaces, solid fuel burning appliances and the chimneys.
